Launching with its flagship resort on Thailand’s tranquil island of Koh Phangan in late 2025, KAIA is more than a resort brand—it’s a lifestyle. KAIA emerges from the synergy between Bound and Beyond, the Thai-based luxury hospitality group behind the award-winning Capella Bangkok and Four Seasons Hotel at Chao Phraya River, and Cloud Collective, a pioneer in sustainable, design-forward outdoor resorts.

Together, they’ve envisioned KAIA as a collection of elevated, tented resorts that balance refined comfort with minimal environmental impact. Every resort is thoughtfully integrated with its natural surroundings, crafted using traditional materials, and operated with a philosophy that blends hospitality with heartfelt human connection.

Debuting on Koh Phangan: Where Simplicity Meets Sophistication

The brand’s first location, KAIA Koh Phangan, sits tucked into the island’s lush northeastern coast, a sanctuary surrounded by national parkland and just a short speedboat ride from Koh Samui. Here, guests can expect a new standard of tropical escape—one that goes beyond the expected to deliver barefoot luxury with purpose.

With just 31 spacious private tented suites and four two-bedroom pool villas, the resort offers exclusivity and intimacy. Think ocean-facing decks with soaking tubs, recycled teak floorboards, canopy beds, and personal pantries stocked with locally made delicacies.
